Most companies also set a minimum job charge of $150–$400 and lower the per-foot rate on large jobs.

How to price a pressure washing job

Per square foot is the standard for flat surfaces and siding because it scales with the work. Flat prices work for packages clients understand ("2-car driveway $175"), and hourly ($50–$100 per crew member) suits odd jobs such as graffiti or equipment. Whatever you use, never quote below your minimum: a 100 sq ft patio still costs you the drive, the setup and the chemicals.

What raises the price

  • Heavy staining: oil, rust, tire marks, moss and mildew need pre-treatment and dwell time.
  • Height and access: second-story siding and steep roofs need ladders, extension wands or soft-wash gear.
  • Delicate surfaces: wood and composite decks and roofs are washed at low pressure (soft wash), which is slower.
  • Add-ons: sealing, staining, gutter brightening and window rinsing are priced separately.

Pressure washing pricing questions

How much should I charge per square foot for pressure washing?

Typical US rates run about $0.15–$0.35 per sq ft for driveways and $0.10–$0.40 for other concrete, $0.15–$0.50 for house siding, $0.30–$0.80 for decks and $0.40–$1.00 for roofs. Start there, then adjust to local competition and how dirty the surface is.

How much does it cost to pressure wash a driveway?

A standard 2-car driveway (400–600 sq ft) is usually priced around $100–$300, often as a flat package. Heavy oil stains or a sealing coat cost extra.

What minimum charge should a pressure washing business use?

Most companies set $150–$200 as a minimum so small jobs still cover travel, setup and chemicals. Some go up to $400 in high-cost areas.

Should I quote per square foot, flat rate or by the hour?

Per square foot for driveways, patios and siding; flat packages for common jobs clients compare; hourly only for jobs that are hard to measure.
